Pre-Construction Services

Pre-construction services are frequently believed to entail only estimating services. These are important, but Hayward Builders believes that a more proactive management of the design phase of a project will help to assure that the design reflects the budget, schedule, and design needs of the client. The primary purpose of the pre-construction services is to assist the total project team. By working directly with the client during the design phase of the project, Hayward Builders believes that construction problems can be minimized and a quality project can, and will be completed within budget and on schedule.

Hayward Builders has developed both corporate and project specific operating procedures and the flexibility to adapt those procedures to the unique needs and requirements of a given project or client.

Cost Estimating

Hayward Builders prides itself on its ability to provide fast and reliable construction cost estimates at all phases of a project. The development of a reliable estimate of construction costs goes to the very heart of the construction process. The owner cannot make an informed decision related to a project without a budget or estimate of the cost, regardless of whether the project is negotiated or a hard bid.


Project Planning & Scheduling

In the most successful projects, a preliminary construction schedule is developed along with the design documents. Hayward Builders will typically prepare a "design phase schedule" at the inception of its involvement in a project. Review and refinement of this schedule at the time of construction contract execution assures that all parties have embraced the common objective of completing the project within that time frame. Even the most logical and practical schedule can be rendered ineffective unless everyone involved is committed to meeting "drop-dead" dates, submittal review turnaround times, and time frames for other time-critical activities.


Design-Build Services

As project budgets and schedules become more and more demanding and clients feel the pressure of having their facilities completed, on-line and in operation at a faster and faster pace; new methods for the delivery of construction services are being implemented. Hayward Builders plans to become a leader in these advanced delivery methods. Design-build, and its many variations, is just one of these newer systems. Effective integration of design and construction are the advantages of this form of project delivery.

Hayward Builders is thoroughly familiar with a number of different types of design-build methods of construction delivery:

- Contractor (at risk) lead - in which Hayward Builders carries subcontractors, leads the project team, and the design team responds to Hayward Builders.

- Contractor (client at-risk) - in which the client carries subcontracts and Hayward Builders leads the project team with the design team responding to Hayward Builders.

- Design team lead - in which the design team takes the lead and Hayward Builders responds to them.

- Contractor lead, MEP design - in which Hayward Builders takes the lead for the MEP design and all construction, the MEP design team responds to Hayward Builders, and other components of the design are completed by an independent design team.

All of these delivery methods provide uniquely attractive features to different clients. In addition, numerous other variations are available. One major advantage to all these methods is that the client can get quicker and more reliable answers to questions since there is only one lead entity. Starting with pre-design services, Hayward Builders is ready and able to discuss and help the client decide the most appropriate method for each individual project.


Cost Control

Once a project budget has been established, const control, better defined as cost management, is implemented to assure that the project is completed within the allocated budget. Hayward Builders believes that this process begins at the pre-construction stage where projected cost evaluations can be evaluated and if necessary, modified through design changes on a more cost effective basis than after the project is under construction.


Safety Management

Hayward Builders pays constant attention to safety, which is the key to ensuring that project personnel carry out their work in conditions that afford them the safest workplace possible. This attention also ensures that they are aware and trained in the methods to be sued to assure their own and fellow workers protection from safety hazards.
